<h3>Debris/Trash removal</h3>
<p>Removal of all debris from the interior and exterior of the property, any outside items that detract from curb appeal (Christmas lights, dog houses, etc.), and vehicles are towed.</li>

<h3>Initial Lawn Cut</h3>
<p>Initial lawn service is completed to the highest standards, providing curb appeal and pride of ownership. Initial lawn service includes mowing the front, sides, and back yard of the property, weed eating, shrub trimming, edging, weeding flower beds, and removal of clippings.</li>
<li>
<h3>Sales Clean</h3>
<p>Our sales cleans are performed with great detail, transforming the interior of the property into move-in-ready condition. Our thorough interior sales clean includes: vacuum carpets, wet mop vinyl and tile floors, clean all sinks, cabinets, countertops, commodes, bathtubs and showers. In addition, all appliances are emptied and cleaned and air fresheners are placed on sinktops.</li>
<li>
<h3>Board-ups</h3>
<p>To ensure a property is safe and secure, we will remove all broken glass from damaged windows. Windows will then be boarded according to HUD specifications.</li>
<li>
<h3>Winterization</h3>
<p>We will schedule winterizations per client guidelines. Winterizing may include, but is not limited to: draining hot water tanks, commodes, and all water lines; use of an air compressor to flush water lines and pressure-test system for possible leaks; adding Propylene Glycol (antifeeze) to all commodes, sinks, drains and traps; we utilize zip-tie lines to close and secure the water main in the closed position; notices will be clearly posted containing the date of the winterization and contact information.</li>
<li>
<h3>Personal Property Handling</h3>
<p>We are experienced in handling the disposition of personal property in accordance with client specifications and with state and local requirements. We offer the service of consolidating personal belongings (PB) into one room. This process includes consolidating all PB into a separately secured room, and handling its proper disposition.</li>
<li>
<h3>Evictions</h3>
<p>Our team will meet with local law enforcement, rekey the property, and manage personal belongings in accordance with state laws.</li>
<li>
<h3>Cash for Keys</h3>
<p>Once our client has negotiated a Cash for Keys settlement and arranged a date and time for the meeting, we will advance and distribute the funds, exchange funds for keys and secure the property by changing all exterior locks.</li>

We track ordinance, administrative, regulatory and statutory changes through our Vacant Property Registration Department, Legal Department and a legislative tracking service. This legislative service provides weekly reports relating to municipalities, cities and other jurisdictions that have introduced or are legislating vacant property registration requirements. The requirements for the various jurisdictions are tracked and recorded in our database. We will register properties with the appropriate municipalities or jurisdictions that require vacant properties to be registered nationwide. Such registration may be accomplished through: Official goverment forms Registering on-line Registering via MERS Filing of the owner&#8217;s vacant property plan Filing the local property managment contact Providing proof of owner&#8217;s liability insurance and/or Handling any other methods or requirements as deemed necessary by the regulatory authority having jurisdiction over the property. <p>Our standard pool maintenance includes testing  pool water and adding chemicals accordingly, clean skimmer basket, pump  basket and netting as well as brushing, vacuuming and backwashing. All  performed regularly by experienced contractors.</li>

<h3>Snow removal</h3>
<p>In states where snow is on the ground, snow  removal will be performed in lieu of lawn maintenance during winter  months. Snow removal services are performed on an &#8220;as needed&#8221; basis.  Areas with high snow volume are closely monitored to ensure compliance  with city and town ordinances.</li>

<h3>Landscape Packages</h3>
<p>Landscape packages are available as an option  where clients seek to improve the marketability of the asset. Packages  vary from installing weed barrier and adding mulch to planting shrubs  and flowers to improve curb appeal.</li>
